Understand the first payment and later conditions

A claim estimate can show a replacement amount larger than the first check. This example separates the deductible from depreciation and shows why payment timing matters.

Fictional inputs

Owner cost
Deductible, depreciation and uncovered work are separate questions.

Explore a fictional roof claim payment

Change the fictional figures to understand the arithmetic. This example assumes the entire entered roof amount is covered and ignores limits, exclusions, mortgage handling and other policy conditions. It cannot determine coverage.

Fictional payment breakdown

Initial payment
$6,500
Potential later depreciation payment
$3,000
Owner contribution in this example
$2,500

First payment is the covered amount minus depreciation and deductible, floored at zero. Potential later payment is limited so total insurer payments never exceed the covered amount minus deductible. The owner contribution is the covered amount less those payments.

Actual policies can have different roof settlement terms, limits and conditions. Uncovered work adds owner cost.

How to read the example

The arithmetic is useful only within the assumptions shown here.

Actual cash value

The example subtracts depreciation and the deductible from the covered amount. Depreciation remains part of the owner’s cost under this simplified ACV scenario.

Replacement cost

The example shows the same initial payment, then separately shows depreciation potentially recoverable after completed qualifying work. Actual payment and deadlines depend on the policy and insurer.

Keep the work estimate separate

The roof proposal and insurer’s estimate can describe different scopes. A repair still needs compatible materials and a sound place to tie in, regardless of what appears on an insurance worksheet. Extra work and uncovered conditions can add owner cost beyond the deductible.

For the meaning of the terms, use the Missouri roof insurance guide. For the actual roof condition, start with a free inspection.
